Logistics Park Rent & CAM Collection Software
Warehouse unit billing, CAM reconciliation, UPI AutoPay mandates and overdue recovery for logistics and industrial park operators.
Park → Zone → Warehouse unit → Tenant → Base rent + CAM + utilities → AutoPay → Bank reconciliation → Overdue recovery.
Property management and lease software handles lease agreements, CAM budgets, facility maintenance and property operations. FastFee handles what happens after the invoice: AutoPay mandate execution, NEFT/RTGS matching, CAM reconciliation adjustments, partial payment tracking and overdue recovery. Both co-exist — FastFee adds the collection layer.
What makes logistics park billing complex
Logistics parks have 10–200 warehouse tenants each paying different base rents (per sq ft varies by unit type), shared CAM charges that need reconciliation every quarter, actual utility consumption that gets billed separately, and NEFT payments by large corporates that need to be matched to invoices manually. FastFee automates this across the full collection cycle.
Multi-park portfolio
Manage multiple logistics parks or industrial estates under one account. Park-level and portfolio-level collection reports with drill-down by zone and unit.
Unit-wise billing
Each warehouse unit billed independently based on sq ft, unit type (standard, DG-equipped, cold storage, mezzanine) and negotiated rent rate.
Variable CAM reconciliation
Set estimated CAM at start of lease. Record actual costs monthly or quarterly. FastFee calculates the variance and generates adjustment invoices for over/under-charged amounts.
Utility billing
Import or enter actual electricity and water meter readings per unit. FastFee computes chargeable amount and adds to monthly invoice or bills separately.
UPI AutoPay & eNACH
Smaller warehouse tenants (startups, 3PL operators) set up UPI AutoPay. Larger enterprise tenants use NACH/NEFT. FastFee tracks both and reconciles to invoice.
Partial payment tracking
Tenant pays rent but disputes CAM. FastFee records the partial payment, tracks the outstanding CAM amount, and manages the dispute trail separately.
Lease expiry management
Alerts 90, 60 and 30 days before lease end. Lock-in period calculation. Security deposit ledger showing deposit held vs deposit refundable at lease end.
Overdue aging dashboard
Park-level view of all tenants by overdue bucket. Outstanding rent and CAM amount per tenant. Escalation trail for accounts that have been overdue multiple months.
How logistics park rent and CAM collection works
Structure the park: zones (Zone A, B, C), warehouse units, DG/dock/cold-storage types. Each unit gets its own area (sq ft) and rent rate.
Assign warehouse unit to tenant company. Set base rent, CAM estimate, lease start date, lock-in period and payment due date.
FastFee generates: Base rent + CAM estimate + variable utilities (actual electricity, water). GST applied. Invoice sent to tenant on WhatsApp/email.
Tenant authorises mandate from company bank account. FastFee auto-debits rent + CAM on due date. No action needed by tenant's accounts team each month.
Actual electricity/water consumption is entered or imported. CAM reconciliation compares actuals vs estimates. Adjustment invoices raised for differences.
NEFT/RTGS payments by larger tenants are matched to the invoice. Unmatched settlements flagged for accounts team review.
Missed payments trigger WhatsApp to tenant contact person. Overdue aging (0-30, 31-60, 60+) visible on park dashboard. Escalate to tenant HQ if needed.

Logistics park CAM collection — FAQ
What is logistics park rent and CAM collection software?
Logistics park rent and CAM collection software manages recurring rent and common area maintenance charges from warehouse tenants in industrial logistics estates. It handles multi-unit billing (different sq ft, different rent per unit), variable CAM charges, UPI AutoPay mandate collection and overdue recovery across one park or multiple park locations.
What CAM charges are typically billed in logistics parks?
Typical CAM components in logistics parks include: security and surveillance, housekeeping, road and common area maintenance, electricity for common areas, water supply, fire safety system maintenance, property management fees and waste management. FastFee builds a CAM component template per park and generates itemised invoices for each warehouse tenant.
How does UPI AutoPay work for logistics park rent collection?
The warehouse tenant (a company) authorises a UPI AutoPay mandate from their company bank account. FastFee auto-debits rent and CAM on the agreed monthly due date without action from the tenant's accounts team. When a debit fails, FastFee sends a WhatsApp reminder to the tenant contact and tracks the recovery workflow.
How is FastFee different from a property management system for logistics parks?
Lease management systems (OpenMalo, MRI, Yardi) handle lease agreements, CAM budgets and property maintenance. FastFee handles the collection layer: AutoPay mandate execution, bank settlement matching, CAM adjustment invoices, partial payment tracking and recovery when tenants delay. Both co-exist — FastFee adds what property management software typically does not handle.
