Loan Eligibility Calculator (Salary, FOIR & LTV)

Enter your in-hand income, existing EMIs and age. The calculator works out the maximum EMI lenders usually allow (FOIR), converts it into a loan amount for the rate and tenure, applies the age limit and, for home loans, the RBI loan-to-value cap, and tells you which one limits you.

QUICK ANSWERBanks first cap your total EMIs at 40โ€“60% of net monthly income (FOIR). Max new EMI = income ร— FOIR โˆ’ existing EMIs. The loan amount is that EMIโ€™s present value at the loan rate and tenure. Example: โ‚น85,000 income, 50% FOIR and โ‚น12,000 existing EMIs give a โ‚น30,500 EMI, which is about โ‚น35 lakh over 20 years at 8.5%. For home loans RBI limits the loan to 90% / 80% / 75% of property value.

What decides your loan eligibility

Income and existing obligations decide the EMI you can carry. Age decides tenure, since most lenders want the loan closed by 60 (salaried) or 65โ€“70 (self-employed). Credit score affects both rate and FOIR. For home loans, the property value caps the loan through RBIโ€™s loan-to-value limits.

This is an estimate. Each lender uses its own FOIR grid, income documents and credit policy, so the sanctioned amount can differ.

Frequently asked questions

How much home loan can I get on โ‚น50,000 salary?

With no other EMIs and 50% FOIR, about โ‚น25,000 EMI, which is roughly โ‚น28โ€“29 lakh over 20 years at 8.5%. Existing EMIs reduce it rupee for rupee.

What is FOIR?

Fixed Obligation to Income Ratio: total EMIs (including the new loan) as a share of net monthly income. Most lenders allow 40โ€“55%, higher for high incomes.

What are the RBI LTV limits for home loans?

Up to 90% of property value for loans up to โ‚น30 lakh, 80% for โ‚น30โ€“75 lakh and 75% above โ‚น75 lakh.
